Building Control

High Peak Building Control Service is based in Glossop, as part of the Development Services Section. We utilise mobile working to cover the whole Borough and consists of a team of highly qualified and experienced surveyors, who are directly accessible to all our customers. We provide a same day inspection service.

The Council has a Fast Track approach to planning on large-scale developments with High Peak Building Control Services taking over the role of Co-ordinator, once planning permission has been granted. This ensures effective liaison, from initial contact with the Council to completion on site.

We offer a speedy structural design checking service (five-day turn-around), which ensures a quick response, combined with complete confidentiality.

If you are intending to:

a building, the regulations will probably apply and assistance can be found by contacting one of the Building Control Team.

High Peak Building Control Service is also responsible for the control of demolitions, dangerous buildings and safety at sports grounds. We are consulted on public entertainment licences and applications for houses in multiple occupation.

Do I need Planning or Building Control?

Permission generally falls into two separate areas, Planning and Building Control.

These functions are often confused and misunderstood. There are completely different rules regarding whether consent is required from either of these functions. Care should be taken to check which rules apply as gaining the proper consents may affect the future sale of your property.

Building Regulations set out to make sure your building work, when complete, is safely constructed, convenient for all people to use, and protects natural resources.

Planning Permission is concerned with what your building work looks like and to what use it is put.
