
A search is carried out, usually on behalf of purchasers of land and property to ascertain if there are any matters affecting property or land, registered as a Local Land Charge, which an intended purchaser should be aware of (LLC1). It also reveals other relevant information held by the Council as a whole (Local Enquiries – CON29). The information given on a search relates only to the property or land identified by the search address and accompanying plan, which should be edged in red. The two parts of the search together will reveal, for example, planning permissions, conservation areas, tree preservation orders, development plan status, road schemes, contaminated land etc.
There is a fee for this service.

The Local Land Charges section is based at the Council offices at Hayfield Road, Chapel-en-le-Frith. This is where the land charge register is held for inspection by personal searches.
The office is open 9am - 5pm, Monday to Thursday and 9am - 4.30pm Friday.
Parking is available at the Council offices.

The NLIS Hub covers England & Wales, it enables solicitors and licensed conveyancers, who have registered to use the service with a channel, to submit searches and receive the results electronically.
The Council is connected to NLIS, enabling us to receive and return searches electronically via e-mail to our customers.

In 2008, 75% of our searches were completed within ten working days, 35% within 5 working days.
If you have a pressing need to have your search result processed very quickly, we will do all we can to meet your target, just contact the Land Charge Service. There is no additional fee for this service.
Drainage questions are contained on CON29 and form part of the official search. The questions are answered by either Severn Trent Water or United Utilities dependant on location of property, and they can be contacted at the following addresses:

Highways questions which are answered by the Highways authority, Derbyshire County Council (external website**), are contained on the CON29 and form part of the official search. The introduction of the pack is aimed to improve the process of buying and selling a home. This means that sellers of properties will have to produce an information pack before putting their homes up for sale. This allows potential buyers to inspect the collated information on a property before making an offer.

The public, including personal searchers, may search the Local Land Charges Register at a standard statutory fee (currently £22 per property)
Any person can carry out a Personal Search provided an appointment (subject to availability) is booked at least 24 hours in advance.
To enable us to provide an efficient service, appointments will be allocated on a first come first served basis. A maximum of five searches may be made at any one booking providing that 24 hours notice has been given of each of the addresses
A plan of the area to be searched may be requested; this should be provided showing the area to be searched as hatched if faxed, and as edged red if e-mailed. Plans, if required, should be received no later than 24 hours prior to the appointment; failure to provide a plan when requested will result in cancellation.
Information required to complete the CON29 (excluding highways and drainage) is available direct from the relevant departments at a fee not exceeding cost recovery (please see our charges sheet for further information).
Payment for information must be made before your appointment and can be made by credit or debit card through Customer Services on 0845 129 77 77.
If you wish to pay by cheque please write separately to each service (Building Control, Environmental Health & Planning), and enclose the correct payment and marked plan. If you need information from each of the three services this will involve writing 3 separate cheques.
Appointments to inspect the Local Land Charge register are available in half-hour slots from 10am–11.30am and 2pm-3.30pm Monday to Friday (subject to staff availability).
